Here are some basic facts about construction that you should know.
1. Construction requires a great deal of planning before the actual building can begin. After the building is designed, a number of factors must be considered including environmental impact, scheduling, budgeting, safety, availability of materials, logistics, and impact on the public in the surrounding area.
2. There are three types of construction. Building construction concerns commercial or residential construction on real (legally defined) property. Industrial construction is performed for large corporations in industries such as manufacturing, chemical processing, or power generation. Civil or heavy construction deals with infrastructure such as highways, bridges, and tunnels.
3. The first step of the construction process is designing the project. A design team of surveyors, engineers, and consultants comes up with drawings and specifications for the building design. The design team is generally contracted by the property owner. Once the design is completed, construction companies are asked to make a bid for the work and the owner chooses a bidder based on cost efficiency.
4. Another important part of the construction process is the financial advising team. A group of mortgage bankers, accountants, and/or cost engineers create a financial plan for the funding of the construction project. Financial planning is quite important because construction projects can run into unexpected costs throughout the construction process.
5.Those who plan and manage construction projects must always consider the legal rules and regulations governing the property where the project is being built. These include types of zoning and various building codes and safety regulations. Inspections will occur throughout the construction process and after the project is completed. Contracts for the various parties involved in the project also have legal requirements that must be considered.
6.There are a number of technical and management careers involved in the construction industry.
-          Architects and civil engineers are involved in planning and designing infrastructure and may specialize in a specific type of construction.
-          Building services engineers are responsible for the design, installation, and monitoring of the mechanical and electric components of a building.
-          Structural engineers analyze, research, and design structural systems to ensure that the project’s structure meets design goals and safety requirements.
-          Quantity surveyors carefully estimate the costs involved in a construction project and may have a number of responsibilities from planning, creating a budget, cutting costs, and offering advice to the project manager.
-          Project managers are generally in charge of the overall planning and execution for the project. They set project objectives and requirements and manage cost, time, and quality throughout the entire process.
